HomeBlocked DrainsOutside Drain Clearance

Outside drains in Chatham block from leaves, silt, wet wipes, and in older properties around Gillingham High Street and Military Road, tree roots getting into cracked clay pipes. You'll know it's blocked when rainwater or waste water overflows from a gully or manhole instead of draining away.

We'll rod or jet the blocked drain from the nearest access point (usually a manhole or inspection chamber). Most outside drain blockages are cleared same visit.

No call-out fee when you book with us. We'll quote you a fixed price before we start, and our 12-month guarantee is included with our membership plan.

Signs Your Outside Drain is Blocked

⚠️

Gully overflowing when you use water inside

If the outside gully (the drain by the kitchen or bathroom wall) overflows when you run taps, flush the toilet, or use the washing machine, there's a blockage downstream. The waste water has nowhere to go so it backs up out of the gully.

⚠️

Manhole cover surrounded by water or sewage

If there's water or sewage pooling around a manhole cover, or you can hear it gurgling inside when you use water, the drain is blocked somewhere between that manhole and the next one downstream. Needs clearing before it backs up into the house.

⚠️

Rainwater not draining from the garden

If you've got surface water pooling in the garden after rain and it's not soaking away, the soakaway or surface water drain might be blocked or collapsed. Common in clay soil areas of Chatham where the ground doesn't drain well naturally.

⚠️

Toilet flushing slowly and outside drain overflowing

If the toilet's slow to flush and the outside gully or manhole is overflowing, the blockage is in the foul drain between the house and the sewer. This is serious and needs clearing quickly before sewage backs up inside.

⚠️

Bad smell from outside drains

A sewage smell from a gully or manhole usually means there's a blockage or build-up of waste that's not flowing away properly. Could be a partial blockage, a collapsed pipe, or just a poorly maintained drain that needs jetting clean.

What to Do Before We Arrive

1

Stop using water inside if it's backing up

If the outside drain is overflowing and waste water is backing up, stop using taps, toilets, showers, washing machine, dishwasher. Every drop you use inside will overflow outside or worse, back up inside the house.

2

Lift the manhole covers if you can

If you can safely lift the manhole covers in your garden or drive, do so. It helps us see where the blockage is (which manhole is full, which is empty). Use a manhole key or a screwdriver to lever them up. Don't stand on them or fall in.

3

Clear debris from gullies

If the gully grate is clogged with leaves, silt, or rubbish, clear it by hand (wear gloves). Sometimes that's all that's needed and the drain will clear itself. If it's still overflowing after you've cleared the grate, the blockage is further down.

4

Don't use drain rods if you don't know how

If you've got drain rods and you know how to use them, you can try rodding the drain yourself from the manhole. But if you've never done it before, leave it for us. Done wrong, you'll make the blockage worse or lose a rod down the drain.

5

Keep kids and pets away

If there's sewage overflowing, keep children and pets away from it. Sewage is contaminated and can cause illness. Wash your hands thoroughly if you've touched anything near it.

How We Clear Outside Drains

1

Locate the blockage

We'll lift the manhole covers and work out where the blockage is. If a manhole is full of water or sewage, the blockage is downstream of it. If it's empty, the blockage is upstream. This tells us which direction to rod or jet.

2

Rod or jet the drain

For straightforward blockages (silt, leaves, wet wipes), we'll use drain rods. For stubborn blockages (grease, roots, compacted debris), we'll use a high-pressure jetting machine. Jetting is more effective but costs a bit more.

3

Flush through and test

Once we've broken through the blockage, we'll flush the drain with water to clear any remaining debris. We'll test it by running taps inside and checking the water flows away cleanly without backing up.

4

Advise on underlying issues

If the drain blocks regularly, we'll advise whether it's tree roots, a collapsed section, poor fall, or just needs regular maintenance. We can run a CCTV survey to see inside the pipe if needed (priced separately).

Common Causes of Outside Drain Blockages in Chatham

Older parts of Chatham have Victorian clay drains that are over 100 years old. They crack with ground movement, tree roots get in, and eventually they collapse or block solid.

Tree roots in clay pipes

Tree roots seek out water, and if there's a crack or poorly jointed clay pipe, roots will get in and spread. Over time they form a solid mass that blocks the drain. Common in streets with mature trees like Rochester High Street and Military Road. Jetting clears them temporarily, but they'll come back unless you replace the pipe.

Wet wipes and sanitary products

People flush wet wipes, sanitary products, nappies, and other solid waste down the toilet. It gets into the drain and catches on rough joints, tree roots, or dips in the pipe. Eventually it builds into a solid blockage. Don't flush anything except toilet paper and human waste.

Grease and fat build-up

Pouring grease, fat, or cooking oil down the kitchen sink is a major cause of outside drain blockages. The grease cools and sets in the drain, catching everything else. Over time it builds up like arterial plaque and blocks the drain solid. Scrape grease into the bin, don't pour it down the sink.

Collapsed or displaced pipes

Ground movement, subsidence, heavy traffic, tree roots, all can cause old clay pipes to crack, collapse, or shift out of alignment. When a pipe collapses, waste can't flow past and the drain blocks. The only fix is excavating and replacing the damaged section.

Got questions? Here's the quick answers.

How much does outside drain clearance cost in Chatham?
Rodding an outside drain costs £95 to £140. If we need high-pressure jetting for stubborn blockages (roots, grease, compacted debris), expect £140 to £180. We'll quote you before we start.
How long does it take to clear an outside drain?
Most outside drain blockages are cleared in 30 minutes to an hour once we've located the blockage and rodded or jetted it. If it's a stubborn blockage or we need to access multiple manholes, it might take longer.
Can you clear drains the same day?
Yes, we carry drain rods on the van and often a jetting machine, so most outside drain blockages are cleared same visit. If you call during business hours, we aim to get to you within 2 hours for emergencies like sewage overflowing.
What's the difference between rodding and jetting?
Rodding uses flexible plastic rods with a plunger or corkscrew end to break up blockages mechanically. It's effective for simple blockages. Jetting uses high-pressure water (up to 4000 psi) to blast through stubborn blockages and clean the inside of the pipe. It's more effective but costs more.
Will you need to dig up my garden?
Only if the pipe's collapsed or the blockage can't be cleared from the manholes. Most blockages are cleared by rodding or jetting from existing access points. If we do need to dig, we'll dig as small an area as possible, repair the pipe, and backfill it neatly.
Can tree roots be cleared permanently?
Jetting will clear tree roots temporarily, but they'll grow back within a year or two unless you replace the damaged section of pipe with new plastic pipe. If the drain blocks regularly and we find roots on a CCTV survey, we'd recommend replacing that section.
Who's responsible for the drain, me or the water company?
You're responsible for the drain from your house to the boundary of your property (or to the point it joins a shared drain). Yorkshire Water is responsible for the public sewer beyond that. If you're not sure where the boundary is, we can advise when we're out.
What if the drain keeps blocking?
Recurring blockages mean there's an underlying problem: tree roots, a collapsed section, insufficient fall, or people flushing stuff they shouldn't. We can run a CCTV drain survey to see what's causing it and advise on a permanent fix. Survey costs £150 to £300 depending on how much pipe we inspect.
