Hidden leaks are a nightmare. You've got a damp patch on the ceiling or wall, but you can't see where the water's coming from. Could be a pipe in the wall, a radiator valve, a shower leak, or the central heating. Ripping out tiles and plaster to find it is expensive and destructive.

We use thermal imaging cameras and pressure testing to trace leaks without destroying your house. The camera shows temperature differences (wet areas are cooler), so we can pinpoint the leak. Pressure testing isolates sections of pipework to narrow down the location.

There's no call-out fee when you book with us. We'll trace the leak, access it with minimal damage, fix it, and make good. Our 12-month guarantee is included with our membership plan.

Got questions? Here's the quick answers.

How much does leak detection cost in Chatham?
Leak detection using thermal imaging costs £120 to £200. If we find and fix an accessible leak same visit, it's £200 to £350. Hidden leaks requiring cutting into walls or floors cost £300 to £500 including detection, access, and repair. We'll quote you once we've found the leak.
How does thermal imaging work?
A thermal camera shows temperature differences. Wet areas are cooler than dry areas, so leaks show up as cold spots. We scan walls, ceilings, and floors to pinpoint where the leak is without cutting into anything first.
Can you detect all leaks with thermal imaging?
Most, but not all. Thermal imaging works best on slow leaks that have soaked into plaster or insulation. Fast-flowing leaks or leaks behind thick materials (tiles, concrete) are harder to detect. We'll use a combination of thermal imaging, pressure testing, and experience to narrow it down.
Do you repair walls after leak detection work?
We'll repair the pipe and patch any holes we've made, but we won't redecorate. We'll leave it flat and ready for you to paint. If it's tiles, we'll just make sure it's watertight and you'll need a tiler afterwards.
How long does leak detection take?
About an hour or two to trace the leak. Fixing it depends on where it is and how accessible. An accessible leak (under floorboards, behind an access panel) might be fixed same visit. A hidden leak behind tiles or in a wall takes longer.
What if you can't find the leak?
Rare, but it happens if the leak's intermittent or really well hidden. We'll narrow it down as much as possible using thermal imaging, pressure tests, and logic. If we genuinely can't find it, we'll only charge for the time spent looking, not the full detection fee.
Do I need leak detection or can you just look?
If the leak's obvious (dripping tap, radiator valve weeping, visible burst pipe), we don't need detection equipment, we'll just fix it. If the leak's hidden and you don't know where it is, thermal imaging and pressure testing saves time and money compared to guessing and cutting holes everywhere.
Will my home insurance cover it?
Some policies include trace and access cover (pays for finding and accessing hidden leaks). Check your policy. The leak repair itself might not be covered (that's wear and tear), but the damage caused by the leak usually is.
