HomeEmergency PlumberFrozen Pipe Repair

Frozen pipes are common in Chatham when we get a cold snap. Loft pipes freeze first (especially in Victorian terraces around Military Road where loft insulation is good but pipe lagging is poor), then pipes in external walls, garages, and unheated outbuildings. When they thaw, they often burst.

We'll thaw the pipe safely using warm air (never a blowtorch, that just damages the pipe). Once it's flowing, we'll check for splits or cracks. If it's burst, we'll cut out the damaged section and replace it. If it's intact, we'll lag it properly so it doesn't freeze again.

There's no call-out fee when you book with us. We'll quote you before we start cutting anything, and our 12-month guarantee is included with our membership plan.

Signs Your Pipes Are Frozen

⚠️

No water from taps

You turn the tap and nothing comes out, or just a dribble. If it's just one tap, that pipe's frozen. If it's all the taps, the main supply pipe or the pipe from the loft tank is frozen. Check if your neighbours have water. If they don't, it's Yorkshire Water's problem.

⚠️

Toilet cistern won't refill

You flush and the cistern doesn't refill. The feed pipe from the loft tank or mains is frozen. Common in upstairs toilets in older Chatham properties where the feed pipe runs through an external wall or unheated space.

⚠️

Bulging or frost on pipes

If you can see the pipe (in a loft, garage, or under the sink), check for bulges or frost on the outside. A bulge means the ice has expanded the pipe and it'll probably burst when it thaws. Frost on the outside confirms it's frozen solid.

⚠️

Strange noises from pipes

Banging or clanking when you turn a tap on might mean ice is blocking the pipe and the pressure's building up behind it. Turn the tap off and call us. Don't try to force water through or you'll burst the pipe.

⚠️

Water stain appearing after a cold night

If you see a new damp patch or water stain on a ceiling or wall after a cold night, a frozen pipe has thawed and burst. Turn off the water at the stop cock immediately and call us. The longer you leave it, the worse the damage.

What to Do If Your Pipes Freeze

1

Turn off the water at the stop cock

If you think a pipe's frozen and might burst when it thaws, turn off the stop cock (usually under the kitchen sink). This stops more water flowing into the frozen section. Open the tap that's not working to relieve pressure.

2

Warm the room gently

If the frozen pipe's in a room you can heat (bathroom, kitchen, bedroom), turn the heating on and open cupboard doors to let warm air circulate. Don't use a blowtorch, heat gun, or hairdryer directly on the pipe. You'll damage it or cause a fire.

3

Check for leaks as it thaws

As the pipe thaws, check along its length for drips or wet patches. If it starts leaking, turn off the stop cock and call us. If it thaws completely without leaking, you've got lucky, but lag the pipe properly so it doesn't freeze again.

4

Don't leave it unattended

If a pipe's frozen, don't leave the house and hope it thaws safely. Stay nearby so you can turn the water off if it bursts. A burst pipe left running for hours will flood your house and cost thousands in damage.

How We Thaw Frozen Pipes

1

Locate the frozen section

We'll work out which pipe's frozen by checking which taps aren't working and tracing the pipework back. Usually it's in the loft, garage, or an external wall. In Victorian terraces around Rochester High Street, it's often the rising main in an unheated hallway.

2

Thaw the pipe safely

We'll use warm air from a heater or hot towels to thaw the pipe gradually. Never a blowtorch or direct heat, that'll split the pipe. We'll work from the tap end backwards towards the frozen section so the water can escape as it melts.

3

Check for damage

Once it's thawed, we'll check the whole length for splits, bulges, or weeping joints. If it's burst, we'll cut out the damaged section and fit a new piece. If it's intact, we'll test it under pressure to make sure it's sound.

4

Lag the pipe properly

We'll fit foam pipe lagging to stop it freezing again. Loft pipes get thick lagging. Pipes in external walls get insulated if accessible. If you've got pipes in an unheated garage or outbuilding, we might recommend a trace heating cable.

Got questions? Here's the quick answers.

How much does frozen pipe repair cost in Chatham?
If we catch it before it bursts and just thaw it, £85 to £150. If it's split and needs repairing, £120 to £200. If a whole section's burst and needs replacing, £150 to £300 depending on where it is and how accessible. We'll quote you once we've seen it.
How long does it take to thaw a frozen pipe?
Depends how long the frozen section is and where it is. A short frozen length in an accessible loft pipe might thaw in 20-30 minutes. A long run buried in an external wall might take an hour or more. We'll do it slowly and safely to avoid damaging the pipe.
Can I thaw it myself with a hairdryer?
You can try, but be careful. Use warm air, not high heat, and keep the hairdryer moving. Don't use a blowtorch or heat gun, you'll melt plastic pipes or damage copper. If you're not confident, call us. It's cheaper to pay a callout than to repair a burst pipe.
Will the pipe definitely burst when it thaws?
Not always. If the pipe's copper and it froze slowly, it might expand slightly but not split. If it froze fast or it's plastic, there's a higher chance of damage. We'll thaw it carefully and check for leaks before we leave.
How can I prevent frozen pipes in future winters?
Lag all pipes in the loft, garage, and external walls with foam pipe lagging (costs a few quid from a DIY shop). If you've got pipes in a cold loft, leave the loft hatch open a crack in winter so some heat gets up there. Don't turn the heating off completely if you're away, leave it on low.
Why do loft pipes freeze if there's insulation?
Because modern loft insulation sits between the joists, not above the pipes. It keeps the heat in your house, but that means the loft space itself is colder. If your pipes aren't lagged, they'll freeze. Older houses with no loft insulation had warmer lofts, so pipes didn't freeze as much.
Are plastic pipes more likely to freeze than copper?
They freeze at the same temperature, but plastic is slightly more forgiving when it does freeze because it can expand a bit without splitting. Copper is rigid, so if the ice expands too much, it'll split the pipe. Either way, lag them properly and they won't freeze.
Do you work in bad weather?
Yes. Frozen pipes happen in bad weather, so that's when we're busiest. We'll get to you as quick as we can, but if there's a cold snap across Chatham, we'll have a queue. Call as soon as you notice the problem, don't wait until it bursts.
