HomeEmergency PlumberNo Hot Water Repair

No hot water in a Chatham winter is miserable. You turn the tap and it's stone cold. The shower's freezing. The heating might still work, but the hot taps don't. It's usually the boiler (diverted valve stuck, PCB fault, pump failure), the immersion heater (if you've got a hot water cylinder), or a thermostat that's failed.

We'll work out what's causing it. If it's a boiler fault, we'll check the diverted valve, the pump, the PCB, and the thermostat. If you've got an immersion heater, we'll test the element and the thermostat. Most faults are fixed same visit, but if it's a major boiler component, we might need to order a part.

There's no call-out fee when you book with us. We'll diagnose the fault, quote you a price, and fix it if you're happy to go ahead. Our 12-month guarantee is included with our membership plan.

Common Causes of No Hot Water

⚠️

Diverted valve stuck or failed

Combi and system boilers use a diverted valve to switch between heating and hot water. If it's stuck in heating mode, you'll have radiators working but no hot water. If it's failed electrically, it might not move at all. We'll test it and replace it if needed. Common fault in boilers over 5 years old.

⚠️

Immersion heater element failed

If you've got a hot water cylinder with an immersion heater (common in older Chatham properties around Railway Street and Military Road), the heating element can burn out. You'll have no hot water but the central heating still works. We'll test the element with a multimeter and replace it if it's dead.

⚠️

Boiler thermostat fault

The boiler's hot water thermostat tells it when to fire up to heat water. If it's failed, the boiler won't know you're drawing hot water and won't heat it. The heating will still work because that's a different circuit. We'll test the thermostat and replace it if faulty.

⚠️

PCB fault on the boiler

The PCB (printed circuit board) controls everything on a modern boiler. If the hot water circuit on the PCB has failed, you'll have heating but no hot water. PCBs are expensive (£200-£400 for the part alone), so if your boiler's old, it might be worth considering replacement instead.

⚠️

Hot water cylinder thermostat failed

If you've got a system boiler with a hot water cylinder, the cylinder has its own thermostat. If it's failed or set too low, you won't get hot water even though the boiler's working fine. We'll check the thermostat setting and replace it if it's faulty.

What to Check Before We Arrive

1

Check if the heating works

Turn the heating on and see if the radiators get hot. If they do, the boiler's working and the problem is with the hot water circuit (diverted valve, thermostat, or pump). If nothing works, it's a boiler breakdown.

2

Check the immersion heater switch

If you've got a hot water cylinder, check if there's an immersion heater switch (usually in an airing cupboard or on the wall). Turn it on and wait an hour. If the water heats up, the immersion works but your boiler doesn't. If it stays cold, the immersion element's dead.

3

Check the boiler pressure

Low boiler pressure (below 1 bar) can stop the boiler firing. Check the pressure gauge on the front. If it's low, you can top it up using the filling loop (usually under the boiler). If it drops again quickly, you've got a leak somewhere.

4

Check for error codes

Modern boilers display error codes when something's wrong. Write down the code before we arrive and we'll know what to bring. Common codes for no hot water: diverted valve fault, pump fault, or flow sensor fault.

How We Diagnose No Hot Water Faults

1

Check the heating first

We'll turn the heating on and check if the radiators warm up. If they do, we know the boiler fires and the problem is specific to the hot water side. If nothing works, it's a boiler fault affecting both.

2

Test the diverted valve

We'll open a hot tap and listen for the diverted valve clicking over. If it doesn't move, we'll check if it's stuck mechanically or if it's an electrical fault. We'll test the motor and the microswitch. If it's seized, we'll free it off or replace it.

3

Check the pump

The pump circulates hot water from the boiler to the taps. If it's seized or failed, you'll have no hot water. We'll check if it's running (you can usually feel it vibrating). If it's seized, we'll try to free it. If it's dead, we'll replace it.

4

Test the immersion heater

If you've got an immersion heater, we'll isolate the power, remove the cover, and test the element with a multimeter. If it's open circuit, it's burned out and needs replacing. We carry immersion elements on the van for most standard cylinders.

Upfront prices, no nasty surprises

We'll always tell you the cost before we start. These are typical price ranges, your exact quote depends on the job.

ServiceTypical Cost

Diverted valve replacement£150 – £250
Immersion heater element replacement£120 – £200
Hot water thermostat replacement£100 – £180
Boiler pump replacement£180 – £350

All prices are estimated. Final costs depend on the specific job. We provide detailed quotes before starting work.

Got questions? Here's the quick answers.

How much does it cost to fix no hot water in Chatham?
It depends what's causing it. A simple fix like a stuck diverted valve or a thermostat costs £100 to £180. An immersion heater element replacement is £120 to £200. A boiler pump replacement is £180 to £350. We'll diagnose it first and quote you before we start the repair.
How long does it take to get hot water working again?
Most repairs are done within an hour or two once we've diagnosed the fault. Diverted valves, thermostats, and immersion elements are usually same-visit fixes. If it's a major boiler component (PCB, heat exchanger, gas valve), we might need to order a part and come back.
Why do I have heating but no hot water?
Because your boiler has two separate circuits: one for central heating and one for hot water. If the hot water circuit has failed (diverted valve stuck, hot water thermostat dead, or a PCB fault on the hot water side), you'll still have heating. It's a common fault in combi and system boilers.
Can I use the immersion heater instead?
If you've got a hot water cylinder with an immersion heater, yes. Turn it on and wait an hour or two for the water to heat up. It's more expensive to run than the boiler (electric heating costs more than gas), but it'll give you hot water while we fix the boiler.
Is it the boiler or the immersion heater?
If you've got both, turn on the immersion heater and wait an hour. If the water heats up, the immersion works and the problem's with the boiler. If it stays cold, the immersion element's dead. If you've only got a combi boiler (no cylinder), there's no immersion heater.
Why does the hot water run cold after a minute?
That's different from having no hot water at all. If it starts hot then goes cold, the boiler's firing but can't keep up with demand (flow rate too high, boiler undersized, or heat exchanger partially blocked). If it's stone cold from the start, it's a diverted valve or pump fault.
Will you have the parts on the van?
We carry common spares: diverted valves for popular boiler models, immersion elements, thermostats, pumps. If it's an unusual part or your boiler's an obscure make, we might need to order it. We'll let you know when we've diagnosed the fault.
Should I replace the boiler if it's old?
If your boiler's over 10 years old and the repair cost is over £300, it's worth considering replacement. A new boiler costs £1,500 to £2,500 installed, but you'll get better efficiency, lower bills, and a warranty. We'll give you honest advice based on what we find.
